The following items are issues that a buyer may need to address when completing the initial Offer to Purchase Real Estate contract form that is commonly used when an offer is made on Massachusetts property:
1). Obtain a Pre-approval letter from mortgage lender
2). Make Offer subject to review by attorney
3). Mortgage contingency
4). Building inspection contingency
5). Pest inspection contingency
6). Radon Test contingency- allow longer than for Building inspection contingency to allow for return of results from lab
7). List specific appliances and personal property to be included in sale price - if any
8). List specific repairs to be completed, or personal property to be removed by time of sale
9). Property to be delivered free and clear of all tenants and/or occupants at time of sale - if buyer intends to occupy property
10). Title V septic inspection contingency - if on private septic - seller to furnish results prior to Purchase and Sale Agreement
11). Condominium capital reserve account to be included in purchase price - if condominium
